Reservation & Maximum Occupancy

Maximum Capacity

Villa Spa Otium accommodates a maximum of 8 guests in total, including children and babies.

Guest Information

• The total number of guests must be stated at the time of booking.
• Guest names do not need to be finalized when the reservation is made and may be updated before arrival.
• All persons staying at the property must be officially registered no later than check-in.
• Only registered guests are permitted to stay or sleep at the property.
• The maximum occupancy of 8 guests may not be exceeded under any circumstances.

Pets

• One pet is included in the reservation price.
• Each additional pet is charged €50 per reservation.

Reservation & Payment

Bookings for the Current Calendar Year

• An advance payment of 50% of the total accommodation price is required to confirm the reservation.
• The remaining 50% must be paid no later than 15 days before arrival.

Bookings for the Following Calendar Year

• An advance payment of 30% of the total accommodation price is required to confirm the reservation.
• The remaining 70% must be paid no later than 7 days before arrival.

If the remaining balance is not received by the stated payment deadline, Villa Spa Otium reserves the right to cancel the reservation. Any amounts already paid will be subject to the cancellation policy below.

Cancellation Policy

All cancellations must be submitted in writing by email.

The date on which Villa Spa Otium receives the written cancellation will be considered the official cancellation date.

Failure to arrive at the property without prior written cancellation (“no-show”) is treated as a cancellation on the day of arrival and no refund will be issued.

Rebooking of Cancelled Dates

If cancelled dates are fully or partially rebooked by another guest, Villa Spa Otium may, at its discretion, refund an additional amount to the original guest.

Any such refund may be reduced by price differences, discounts, payment costs or other reasonable costs resulting from the cancellation and new reservation.

Rebooking of cancelled dates does not create an automatic entitlement to a refund beyond the cancellation conditions stated above.

Exceptional Circumstances

In exceptional circumstances, such as a serious accident during travel on the scheduled day of arrival, Villa Spa Otium may consider a partial or full refund.

Any such refund is voluntary and remains at the sole discretion of Villa Spa Otium. Supporting documentation may be requested.

Security Deposit

A refundable security deposit of €500 is required at check-in.

The security deposit will be returned at check-out provided that the property, facilities and equipment are left in satisfactory condition and no additional charges apply.

The security deposit may be retained in full or in part to cover:

• damage to the villa, furniture, facilities or equipment;
• missing or damaged items;
• extraordinary cleaning costs;
• costs caused by unauthorized guests;
• other documented costs resulting from violations of the House Rules or damage caused during the stay.

If the documented damage or costs exceed the amount of the security deposit, the guest remains responsible for the difference.

House Rules & Serious Violations

Guests are required to respect the House Rules of Villa Spa Otium during their entire stay.

Serious or repeated violations of the House Rules, unauthorized guests, parties, intentional damage, excessive disturbance, unlawful activities or conduct that endangers persons or property may result in immediate termination of the stay.

Early Departure

If a guest voluntarily shortens their stay or leaves the property before the scheduled check-out date, no refund will be issued for unused nights.
