  • Reservation, Refund, and Returns Policy

    Reservation:

  • Maximum Capacity
    The house accommodates a maximum of 8 people.

  • Guest Registration

    • When booking, the exact number of guests must be entered.

    • Babies and children are also considered guests and must be registered in the reservation.

    • Only registered guests may stay and sleep in the facility.

    • Additional or subsequent bookings are not accepted.

    • 1. Pet is included in the reservation price, each additional Pet costs 50 euros per reservation.

 

  • Unregistered Guests

    • Any guest not included in the original reservation and not registered upon arrival will be considered an unauthorized guest.

    • The prescribed fine is €250 per unregistered guest, per day, for each day of their stay.

  • House Rules & Compliance

     

    • Failure to comply with house rules or reservation policies will result in immediate termination of the stay.

    • In such cases, guests must leave the facility without any refund of accommodation fees.

    • The security deposit provided at check-in will also not be returned.

    • All guests (registered and unregistered) are required to vacate the facility at the same time once a violation has been confirmed.

       

      For bookings in the current year:

      • To reserve accommodation at Villa Spa Otium, you must pay 50% of the total price of the accommodation at least 31 days before check-in.

      • The remaining 50% must be paid no later than 15 days before check-in, meaning 100% of the accommodation cost must be paid 15 days before your arrival.

      For bookings in the following year:

      • To reserve accommodation, you must pay 30% of the total price of the accommodation.

      Important:

      • Your reservation is only confirmed once we receive proof of payment (via WhatsApp or email) for the agreed deposit (30% or 50%).

      • Please note that bank transfers may take several days to process.

      • Once payment is received, we will close your selected dates in our booking calendar and send you a payment confirmation.


      Reservation Cancellation & Refund Policy

      Full refund eligibility:

      • To receive a full refund of your deposit, cancellation must occur at least 31 days before check-in.

      Partial or no refund:

      • If cancellation occurs between 15 and 30 days before check-in, the deposit (30% or 50%) is non-refundable.

      • If cancellation occurs less than 14 days before check-in, no refund can be offered.

      Exceptions where a refund may be granted:

      1. The reserved period is rebooked by another guest.

      2. A serious accident occurs on your way to Villa Spa Otium on the day of check-in (official documentation required).


      Refund Process

      To process your refund, we require:

      • Full name and surname

      • IBAN number

      • Reservation dates

      • Number of guests

      If approved, refunds will be issued to your original payment method within a few business days.

      Delayed or missing refunds:

      • First, check your bank account.

      • Then, contact your bank, as there may be processing delays.
